Who we are

This website is operated by Curbs Property Services LLC, trading as Curb's Property Services, of Waynesboro, PA. Using this site means you accept these terms.

What this site is

A description of services we offer and the area we offer them in. Nothing on it is an offer capable of acceptance, and nothing on it is a price. The descriptions are written to be accurate, but what a particular property needs can only be settled by looking at it.

Quotes

Submitting a request is a request, not a booking. It does not reserve a date and it does not commit either of us to anything. We reply with a quote, and work begins only once you accept it.

Quotes are free. A quote is for the work described in it; if the scope changes, or if conditions turn out to be materially different from what was described or visible, we will tell you before doing the extra work rather than after.

Service area

We work a 15 mile radius around Greencastle, Pennsylvania, covering parts of Franklin County, Pennsylvania and Washington County, Maryland. We may decline work outside it.

Recurring maintenance

• Maintenance is billed per visit by default. A flat-rate subscription is available as an alternative.
• There is no minimum term and no cancellation notice period. You may stop service at any time, and you owe nothing beyond visits already performed.
• Nothing renews automatically, because per-visit billing has no term to renew.

Snow

Our published trigger is 2 inches of accumulation, applied consistently across properties we clear. Severe weather, road closures and equipment failure can affect timing, and we cannot guarantee a specific clearing time. Where a property has a legal obligation to clear walkways within a set period, that obligation remains the property owner’s.

Access and site conditions

We need safe access to do the work. Please tell us in advance about anything buried, fragile, hidden or unmarked, irrigation lines, invisible fencing, septic components, low cables. We take reasonable care, but we cannot be responsible for damage to unmarked items we were not told about and could not see.

Insurance

We carry commercial general liability insurance with Westfield Insurance Company at $1,000,000 each occurrence and $2,000,000 aggregate. A certificate is available on request.

Pennsylvania does not license landscape construction work, and we make no claim to hold a licence.

Payment

Invoices are issued for work completed and are payable on the terms stated on the invoice.

Content on this site

The text, layout and marks on this site belong to us. Some illustrative images are generated rather than photographs of our own work, and they are labelled as such wherever they appear, they show the kind of work described, not a specific job we have completed.

Governing law

These terms are governed by the laws of the Commonwealth of Pennsylvania.

Changes

We may update these terms. The date at the top shows when they last changed, and the terms in force when you accepted a quote are the ones that apply to that work.
