Commercial · Property managers
Fewer vendors.One property partner.
Grounds, winter, site work and facility work from one local company, with one person to call when something needs doing.
The argument
A managed property usually ends up with a mower, a plow guy, somebody for drainage, a painter, and a handyman who answers sometimes. Five relationships, five invoices, and every problem starts with working out whose it is.
We built Curb’s so that list can be one relationship. Four divisions, one office, one system where every visit and every job on your property is recorded.
You still get to hold us to each piece on its own merit. You just stop being the person who has to coordinate it.
What one relationship covers
Four divisions, one property.
- GroundsMowing, beds, mulch, cleanups and seasonal colour across every property in the portfolio.
- WinterSnow and ice with the trigger agreed in writing, lots and walks, on the same contract.
- SiteDrainage, grading, excavation and the washed-out entrance nobody else will touch.
- FacilityPainting, drywall, turnovers, punch lists and the repairs between tenants.
Becoming a partner
How it starts.
- 1You tell us the properties and what is covered today.
- 2We walk them, with you or on our own, and price what you asked for.
- 3You try us on one property, or on one service, for a season.
- 4If it works, the rest follows. If it doesn't, you have lost nothing.
Or call (717) 229-9539.
Asked and answered
- Do we have to use all four?
- No. Most relationships start with grounds, or with grounds and snow. The point is that the rest is there when you need it, from people already on the property.
- Can you hold a bid schedule?
- Yes. Tell us when your renewal or bid window is and we will work to it rather than chasing you in the wrong month.
- Who do we call when something goes wrong?
- The office, and the same person every time. Every property, visit and job is logged in one system, so whoever answers can see what happened on your site without ringing a crew.
- Are you insured?
- Yes, commercial general liability. We will send the certificate before any work starts, and name you as additional insured where your agreement calls for it.
